A 25% deposit is required within one week of booking, with the remaining 75% balance due one month before your stay. Separate invoices will be sent for these payments upon booking.

Changeover days are Friday and Mondays. 

Check-in: From 3 pm. Details on accessing the property will be emailed to you approximately 4 weeks in advance. Check-out: By 10 am on your departure day to allow our cleaning team sufficient time.

Approximately 3-4 weeks before your arrival, you’ll receive an email with access details and an updated Information Pack. Our properties feature coded locks, eliminating the need for key collection; the email will explain their operation.

Main Hall & Theatre: Ample parking is available in front of the Hall around the turning circle.

The West Wing: Sufficient parking is provided behind the four-door garage block on the right as you approach via the West Wing drive.

Park Cottage: Plenty of parking is available in front of the property. Additional cars can be parked on the grass area to the right of the track. Ensure that no gates to the fields are blocked, as farmers require regular access, and keep the track clear for farm vehicles.

Due to the rural nature of the Estate we don’t currently offer electric car charging. We are proactively looking to provide car charging points for future guest stays and will keep you updated. The contents of our Welcome Hamper include a selection of locally produced products for you and your guests to enjoy. For allergen advice please read each product label carefully.

Yes, the indoor heated swimming pool is available to guests. Private sessions can also be booked for £20 per hour, scheduled around holiday cottage guests’ use. You can check availability and book additional swim slots online via our booking platform Booksy. If you have any further questions, please email enquiries@sedgefordhall.com.

Pets are welcome to join you! We allow a maximum of two per property. A £20 additional charge per pet will be added to your booking. Kindly note Dogs must always be kept on a lead and kept out of the woods when exploring the Estate – the farmer has wild birds nesting as well as small traps in the woods.

You have the option to request up to two single z-beds ahead of your stay at an additional charge of £25 each. These will be made up with fresh linen and are recommended for children under the age of 16.

Yes, we provide a starter pack containing approximately 10 logs and kindling throughout the year. Additional firewood and kindling packs can be purchased for £15.

We are pleased to confirm we only supply non-feather bedding.

We’re proud to welcome guests to Sedgeford Hall Estate – a truly special and historic home, lovingly maintained to ensure a comfortable and memorable stay. 

Kindly note stays at Sedgeford Hall Estate are covered by a non-refundable Damage Waiver Policy. This policy covers the cost of accidental damage or loss to the estate and its contents caused by you, your guests, or any accompanying pets.

The Damage Waiver Fee for Main Hall, West Wing and Park is £25 inclusive of VAT and is automatically applied to your booking covering up to £250. The Damage Waiver Fee for Sedgeford Hall (Whole House) is £50 inclusive of VAT and is automatically applied to your booking covering up to £500.

This policy is intended to give our guests peace of mind by protecting against unexpected costs from accidental damage during their stay. Please note that the Damage Waiver is not insurance and does not include liability coverage.

If the cost of any damage or loss exceeds the amount covered by the waiver, you agree to pay any additional reasonable costs required to make good the damage or replace affected items.

To help us keep the estate in excellent condition for everyone to enjoy, we kindly ask that any damage you notice upon arrival is reported to enquiries@sedgefordhall.com as soon as possible. 

We completely understand that accidents can happen during your stay. All we ask is that you let us know if something gets damaged so we can put things right quickly and with as little inconvenience as possible.

Your coverage is subject to specific terms, conditions, and exclusions, so it’s important to review your documents carefully, as coverage may vary depending on your location. Unless you have purchased a policy that allows cancellations for any reason (such as “Cancel For Any Reason” protection), you may be covered in cases such as:

  • You or a guest needing to cancel, interrupt, or shorten your trip due to illness or injury affecting you or a close relative.
  • Travel disruptions caused by transit strikes.
  • Jury duty or military service obligations for you or another ticketholder.

Our offices are open weekdays from 9 am to 4 pm for booking or swimming inquiries. For guests staying in our holiday accommodations, we are available throughout your stay. If you have any questions or issues during your visit, please don’t hesitate to contact us.

In order for our guests to enjoy private use of the indoor pool we have put a Rota system in place. Daily swim sessions, between 9am and 3pm, are divided equally for each Holiday Cottage to have private access included as part of their accommodation booking. A copy of the pool rota will be emailed prior to your stay. Should you then wish to book additional swimming slots outside of your pre-timetabled sessions, you can book ahead of your stay online through our swimming pool booking page.

Yes, our indoor heated swimming pool is available to book during our daily opening hours of 7am-9pm. Kindly note private sessions (allowing 2-8 persons) can be booked and scheduled around the daily use of our holiday cottage guests. Our swim calendar is open 6 months in advance for hourly swimming slots each day.

Book a swim session

Our indoor heated swimming pool is 12 meters long and 1.5 meters deep. It includes a shower room, a separate changing room, and a comfortable seating area, making it the perfect retreat. There are steps down to access the pool gradually.

The person booking the appointment may bring up to seven guests to any session. Where only two people are swimming together, one must be an adult. No one may swim on their own.

The hire of the swimming pool includes the use of a shower room, changing room and seating area. We do not provide towels or toiletries however so please do remember to bring these along with you. We ask that all outer footwear is removed and left in the private reception area before heading into the pool area.

The pool is an indoor, heated swimming pool with an average temperature of 28 – 30 degrees. On colder months the ground temperature can affect the maximum temperature of the water. 

There is a disabled parking space right outside the swimming pool door. Access to the building is via a single step to the front double doors. The shower also has a step to access with a hand rail.

The swimming pool is located at the end of the West Wing drive. Parking is signposted in front of the swimming pool building. We request a maximum of four cars per booking for private sessions.
