Swimming Pool Terms & Conditions
By booking a swim slot, you are agreeing to adhere to our terms of use, which can be found on this webpage and displayed in the pool reception. The pool is made available to you on the basis that each person is entirely responsible at all times for his or her safety.The following conditions of use are therefore the minimum considered necessary. They are not exhaustive, and you may wish to add further safeguards for yourself and those accompanying you.
Entry and Responsibility
You and your guests enter the pool at your own risk. The owners shall not, in any circumstances, be held liable for any injury, illness, accident, or loss or damage to property, however caused, directly or indirectly, in or out of the swimming pool. Only those individuals who have agreed to these Terms and Conditions and their invited guests may be admitted.
Accidents and Incidents

Please report all accidents and incidents as soon as reasonably possible to the Estate Office by calling 01485 572855 (option 2) during weekdays from 9am to 4pm, or by emailing enquiries@sedgefordhall.com. Outside of these hours, including between 4pm-9pm on weekdays and throughout weekends, please use the emergency line on 01485 579770.
Cancellations
If you wish to cancel your session, please cancel within your Booksy account no less than 48 hours prior to your appointment. Any cancellations within 48 hours of your appointment are non-refundable.
Swimming Alone
No one may swim on their own. Where only two guests are attending the swimming pool session, both guests must be over the age of 13 and competent swimmers.
Designated Staff Checks
Designated staff carry out visual checks of the pool area, facilities, and reception. These checks may be completed during or between swim sessions.This check helps identify early issues and ensures everything is safe.
Pool Hygiene
If you are wearing suntan lotion, oil-based makeup, or perfume, please shower before entering the pool to help maintain water quality and hygiene.
Guest Limit
You may bring a maximum of seven guests to any session.
Supervision of Children and Non-Swimmers
Children under the age of 7 years, and any non-swimmer of any age, must be accompanied in the water by an adult or by a competent swimmer aged 13 or over. In the latter case, an adult must be present at the poolside at all times. Each adult may not have more than two children under 7 in their charge, or one non-swimmer.
Pool Conduct
In the interests of safety, swimmers must not run, jump, or dive into the pool; it is only 1.5 meters deep.
Building Access
The front doors must remain shut and locked at all times and not wedged open.
Right to Refuse Entry
The owners reserve the right to exclude or refuse entry to the pool building or to terminate bookings mid-session for any person who is (1) obstructive, (2) whose behaviour threatens the safety or enjoyment of other swimmers, or (3) leaves the pool in an unacceptable condition.
Smoking Policy
No smoking is allowed in any part of the building.
Pets
No pets are allowed in any part of the building.
Electrical Items
No electrical items are to be taken into the building, including speakers or sound systems.
Food & Drink
No food or canned or hot drink items are to be taken into the building, including alcohol. You may bring a water bottle with you.
Pool Maintenance
The pool building must always be left tidy. Please note:
(a) No outdoor shoes may be worn in the pool room. They must be taken off in reception before entering the pool area.
(b) Please do not sit on the padded chairs wearing wet costumes.
(c) No food or drink is allowed in the pool room.
(d) It is forbidden to use lilos, water pistols, and large inflatables.
(e) Splashed water must be mopped up after use, and the pool room must be left clean.
Changing Facilities
Please change in the changing room provided.
Swim Nappies
It is mandatory that all babies and toddlers wear swim nappies while using the pool, and these are disposed of in the large bins provided near the driveway entrance/exit
Sauna Terms & Conditions and Waiver of Liability
1. Introduction
These Terms & Conditions apply to all bookings, attendance, and use of the sauna facilities at Sedgeford Hall Estate (“the Estate”). By making a booking or using the facilities, you confirm that you have read, understood, and agree to be bound by these Terms and the associated Waiver of Liability.
2. Booked Sessions Only
Use of the sauna is strictly by pre-booked session only. Walk-ins are not permitted.
- Sessions run for the duration stated at the time of booking.
- Late arrival does not entitle you to an extension or refund.
- The Estate reserves the right to refuse entry where a booking cannot be verified.
3. Entry and Personal Responsibility
Use of the sauna and related facilities is undertaken entirely at your own risk.
Nothing in these Terms excludes or limits the Estate’s liability for:
- death or personal injury caused by negligence; or
- fraud or fraudulent misrepresentation.
Subject to the above, Sedgeford Hall Estate, its owners, employees, and agents shall not be liable for any injury, illness, accident, loss, or damage to property arising from use of the sauna or related facilities.
Only individuals who have agreed to these Terms may access the sauna facilities.
4. Accidents and Emergencies

5. Cancellations and Refunds
Cancellations must be made via your Booksy account at least 48 hours prior to the scheduled session.
- Cancellations within 48 hours are non-refundable.
- Failure to attend a booked session is treated as a late cancellation.
- Refunds will not be issued for shortened sessions or late arrival.
6. Use of the Sauna
- The sauna must not be used alone.
- Where a session is attended by only two guests, both must be aged 16 or over.
- Under-16s are not permitted to use the sauna under any circumstances.
7. Staff Monitoring
Designated Estate staff may conduct visual checks of the sauna facilities during or between sessions to ensure safety, cleanliness, and operational standards. These checks do not constitute supervision.
8. Acknowledgement of Risk
Sauna use involves exposure to high temperatures and humidity and carries inherent risks, including but not limited to dehydration, heat exhaustion, dizziness, fainting, burns, or other adverse health effects.
By booking or attending, you acknowledge that:
- You voluntarily accept these inherent risks.
- You have read and understood all safety guidance provided on-site or online.
- You have had the opportunity to seek clarification prior to use.
9. Health and Medical Conditions
You are solely responsible for determining whether you are medically fit to use the sauna.
If you have any medical conditions — including cardiovascular conditions, blood pressure issues, respiratory conditions, epilepsy, diabetes, pregnancy, or if you are taking medication that may affect heat tolerance — you must seek advice from a GP or healthcare professional before booking or attending.
10. Safe Use Requirements
All guests agree to:
- Shower or rinse before entering the sauna.
- Sit on a towel while inside the sauna.
- Limit sauna exposure to safe durations (typically no more than 15–20 minutes).
- Maintain adequate hydration before, during, and after use.
- Exit immediately if feeling unwell, dizzy, or uncomfortable.
- Take care on wet, slippery, or uneven surfaces.
11. Prohibited Behaviour
The following are strictly prohibited:
- Attending under the influence of alcohol or recreational drugs.
- Smoking or vaping anywhere in or around the sauna facilities.
- Glass containers in or near the sauna.
- Consumables.
- Electrical items, including speakers or sound systems.
- Any behaviour that compromises safety, hygiene, or the enjoyment of others.
The Estate reserves the right to terminate a session or refuse entry without refund where these Terms are breached.
12. Personal Property
Guests are responsible for their personal belongings. The Estate accepts no responsibility for loss, theft, or damage to personal items brought onto the premises.
13. Group Bookings
Where a booking is made on behalf of others, the lead booker confirms that:
- All participants have been informed of these Terms and safety guidance.
- All participants meet the age and health requirements.
- They accept responsibility for group compliance with these Terms.
14. Changes, Suspension, and Force Majeure
Sedgeford Hall Estate reserves the right to amend these Terms at any time. Continued use constitutes acceptance of any updated Terms.
Sessions may be cancelled, suspended, or modified due to maintenance, safety concerns, weather conditions, or events beyond the Estate’s reasonable control. Where possible, alternative sessions or refunds will be offered.
15. Governing Law
These Terms & Conditions are governed by the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the English courts.
16. Acceptance
By proceeding with a booking or using the sauna facilities, you confirm that:
- You have read and understood these Terms & Conditions and the Waiver of Liability.
- You agree to be bound by them.
- You are aged 16 or over.
